The finishing trades have finally started. A lot has happened, and the house is beginning to resemble a home.
In most cases these inspections can occur at the same time, saving you much needed cash. The plasterers have finished (apart from minor patching), the finishing carpenters have been and the waterproofing to the wet areas is complete in preparation for tiling. Defects noted in the previous report, where visible, are reinspected and checked off.
Fixing (doors, architraves, skirtings etc.)
Like other aspects of construction, the finishing works are also regulated by the National Construction Code (NCC) via the Australian Standards and, in Queensland, the QBCC Standards and Tolerances Guide. This is no time to take your eye off the ball. No matter how good the structure of the home is, the finishing trades have the ability to make or break your dreams. NBC check everything from plasterboard installation and wall straightness to the fitting of skirtings architraves.
Waterproofing
Waterproofing is a ‘self-certification’ industry meaning that the installer signs off / certifies his/her own work. This provides little piece of mind in this critical and specialised industry in which requirements regularly change. That’s where NBC – New Build Consultants come in. We closely inspect each wet area against the latest legal requirements to help eliminate any nasty surprises down the track. Water destroys houses and one tiny leak can have huge structural consequences over time.

Basic check list examples for our Pre-paint, Fixing & Waterproofing Inspections:

Defects from previous report if visible
✔️
Wall linings (plaster etc) installation presents as in accordance with the requirements of all relevant Australian Standards
✔️
Plaster walls are straight in to within the maximum allowable tolerance
✔️
Timber doors have been installed within the maximum allowable tolerances
✔️
Building perimeter including brickwork and or other external cladding if installed.
✔️
Skirting and architraves have been installed within the maximum allowable tolerances
✔️
Wet area and balcony water waterproofing has been installed in accordance with the NCC and all relevant Australian Standards
